Buyers Inspection

A full visual evaluation of the homes structure and mechanical systems to provide a comprehensive view of your potential new homes condition allowing you to negotiate what’s important to you.

Sellers Inspection

A full visual evaluation of the homes structure and mechanical systems. Providing a comprehensive view of your homes current condition. Allowing you to understand, evaluate, address, and/or repair potential issues before they become a problem once your home is under contract.

Muilt-family (five or more dwelling units) and Commercial

A visual inspection of the property based on the ASTM standard 2018-01 for commercial inspections. This includes evaluation and reporting on structure, roof, foundation, and mechanical systems. As well as accessibility to building and parking areas. We prefer to inspect all dwelling units to provide a better picture of the overall condition of the property. Although for a high number of building units it is required to inspect a representative number of both vacant and occupied units. We will provide a written report of our findings with pictures. Our reports are typically sent out within six business days from the inspection day.

Environmental Hazards

Mold – Molds can produce allergens, irritants, and in some cases, potentially toxic substances.
Radon – Radon is a threat to health because it tends to collect in homes, sometimes to very high concentrations.
Termites or other wood-destroying organisms – These pests cause serious damage to homes.

Inspection Overview

A home cannot fail an inspection.

A professional home inspection gives you an independent, unbiased view of any problems and their solutions so that you have all the facts you need to make a sound, informed decision.

Depending on the size and condition of the home, a thorough home inspection takes no more than four hours-usually between an hour and a half and three hours. Ideally, you will accompany your inspector during the consultation, so that you will have visual reinforcement of your written report.

We take our inspection reports seriously. Every inspection is a complete and thorough analysis of all the major systems and components in the home. The report includes a clear description of what we’ve found with any problem areas noted, so you can easily identify them. Our inspectors also provide a free telephone consultation after your inspection.

A thorough home inspection includes the following:

Roof

Shingles, flashings, chimneys, vents, trim and gutters, drip edges, skylights, downspouts, and other visible roof-related items.

Plumbing

Water pressure, water distribution system, hose bibs, sinks and faucets, bath/showers and toilets, sanitary system, and other plumbing system components including water purity and septic.

Heating and Cooling Systems

Furnace, air cleaning parts, ductwork, electronic monoxide testing, electric gas sniffer testing, air conditioner and lines, and other visible related HVAC components.

Basements, Crawl Spaces, and Foundation

Insulation, ventilation, posts, vapor barriers, utility attachment, structural items, floors, walls, and column.

Attics

Insulation, ventilation, rafters, joists and collar ties, trusses, wiring attachments, and other visible related items.

Interior

Floors and ceilings, walls, stairs (if applicable) and banisters, finishes, sinks, cabinets, shelving, built-in appliances, smoke detectors, and safety-related items, and other visible interior-related components.

Electrical

Service entry and clearances, service panel, switches and outlets, visible wiring and junction boxes, grounding system, and other related electrical components.

Exterior

Siding materials, attachments, windows, doors, sashes and lintels, vents, entryways, and other visible exterior related components.
